Business Incentives
Wrangell will try to meet your business development needs. There are several things the community can do to assist with a development plan and has done so in the past.
- Property tax relief may be available for economic development projects creating jobs within the community. Tax relief currently takes a vote of the people, but the voters approved a five year tax incentive package in 1999 for a company creating over 35 jobs.
- Financing participation may also be an option for projects creating jobs. The City participates in the Southeast Alaska Revolving Loan Fund which can assist directly with financing of a project or work in cooperation with a local bank. The Fund may help with modifying payment schedules or amounts to ease the start-up/expansion efforts for the business.
- The City Council has in the past approved a loan participation through an interest buy down program. Such a program would need to be reviewed specific to any project.
- Industrial oriented projects may be able to negotiate a lower interruptible power rate with the Project Management Committee with the support and assistance of the City of Wrangell.

Wrangell currently has industrial land for sale with infrastructure to the lots. The subdivided lots are located in the Wrangell Industrial Park approximately .25 miles from the Airport. The land is flat and characterized as muskeg. The individual lot sizes range from 6,790 square feet to 26,000 square feet and currently sell from $1.50 to $2.19 per square foot. A U. S. Army Corps of Engineer's General Permit for fill has been obtained by the City (Permit No. GP98-01M). The lots are available over the counter at City Hall. Wrangell Industrial Park |
Name of Property: Spur Road lands
Legal Description: Parcel 5A, Spur Road Subdivision
Parcel No. 01-008-100
There are 25 acres of unsubdivided industrially zoned waterfront land also available for sale approximately 1 mile from the Wrangell Airport. At this time, the City will accept proposals for use of the land. Infrastructure has been engineered and designed to the site, but has not been constructed. A Corps of Engineers permit for fill has not been obtained, but the City will assist the prospective buyer however possible. The forested tract is located between the Muskeg Meadows Golf Course and private property currently operating a sand and gravel storage and processing facility. The tidelands are owned by the City of Wrangell. Terrain varies, and a topographical survey of the tract has been completed. State Mental Health Land Trust also owns land across the road from the City's tract. | The City of Wrangell has 134 acres of gently sloped land located at 5 mile Zimovia Highway, immediately past the Shoemaker Bay Harbor and Recreation Area. At this time, the City will accept proposals for use of the land. The land is referred to as the Institute Property, since a portion of the site was used as a native boarding school (Wrangell Institute) from early 1940's to the late 1970's. |

Utility connections are available to the property. The previously developed portion of the site consists of 12 subdivided acres with road frontage. The remaining portion of the land is unsubdivided forested lands. State Mental Health Land Trust owns considerable land surrounding the Institute Property on both upper back sides and across the rear of the property. The Land Trust is also interested in seeing their property developed compatibly with the City owned land. Current proposed uses of the land include a retirement village, educational use (voced facility to specialized cultural/arts training centers), and other compatible uses.

Surplus Power
Wrangell has an abundance of power available. City of Wrangell through its Wrangell Municipal Power and Light purchases wholesale power from the Tyee Hydro Electric Project. This hydro facility currently provides electricity to the communities of Wrangell and Petersburg and is located approximately 40 miles southeast of Wrangell. The two communities currently utilize 11 megawatts of the 21 megawatts available. The City also has over 8 megawatt diesel generating facility as a secondary backup source of power. Heavy industrial power users may be able to obtain a lower interruptible power rate through the Project Management Committee currently the managing body for the Tyee Hydro project and three other hydro projects in the state.
Quality of Life
There are numerous quality of life issues that make Wrangell an ideal place to live and work. Recreational opportunities abound. The weather is very temperate, and while it does rain
we receive on less rain than the rest of Southeast. The community is safe and watches out for its elderly and children. There are numerous organizations that one can volunteer their services for and see the immediate results of your efforts. Education for the children is taken seriously with the school district striving for top performance excellence. Medical services are critical to our continued growth and are expanding and changing to meet the needs of the community.
