LAND AREA & BACKGROUND

The Alder Top Village Subdivision is located on a 134-acre Borough-owned property along Mile 5 of Zimovia Highway, approximately five miles from downtown Wrangell. Phase I includes 20 residential lots, each ranging from 17,000 to 23,700 square feet, with direct access to water, sewer, and electricity.

This site was formerly home to the Wrangell Institute, a Bureau of Indian Affairs boarding school from 1932 to 1972. Following decades of disuse, the Borough acquired the land in 1996 and undertook extensive environmental cleanup. In 2010, the Alaska Department of Environmental Conservation issued a “Cleanup Complete” designation, confirming the land is safe for residential development. Years of planning and investment have culminated in the design and preparation of this subdivision to meet Wrangell’s growing housing needs.

Wrangell, Alaska, is the homeland of the Shtax’héen Ḵwáan Tlingit of Southeast Alaska. We are able to share in this economic opportunity because of the enduring stewardship of the Tlingit people, who have lived on this land since time immemorial. The City and Borough of Wrangell thanks the Wrangell Cooperative Association for granting the place-name of this subdivision and for their support in this project. 

QUICK FACTS & KEY FEATURES

The Alder Top Village Subdivision offers 20 residential lots ranging in size from approximately 17,000 to 23,700 square feet (0.39 to 0.54 acres), each fully serviced with water, sewer, and electricity. The lots are zoned Single-Family Residential – Medium Density (SFMD) and are located five miles south of downtown Wrangell along Zimovia Highway. Front lots (2–9) are priced at $3.25 per square foot, while back lots (11–22) are listed at $2.90 per square foot, with values ranging from $49,800 to $75,400. The public land sale will be conducted via online auction, opening July 1, 2025, and closing October 31, 2025, with bidding hosted on the Public Surplus website. A $500 deposit is required to bid, and Borough financing is available for qualified buyers.

All lots will be sold as-is by quitclaim deed, subject to recorded protective covenants designed to preserve the residential character of the subdivision. Further subdivision of lots is not allowed, and buyers must comply with applicable development standards and permitting processes. The subdivision offers convenient access to Shoemaker Bay Harbor, the Shoemaker Bay Recreational Area, and the Rainbow Falls Trail, making it an ideal location for those seeking both community and outdoor living. Road and utility construction is underway and scheduled for completion by October 31, 2025.
